Services and pricing

Three tiers, each built on the last.

Every engagement ends in written deliverables you keep. Fees are fixed before work starts, and the same formula applies to every client.

Where each tier fits

Owner's representatives typically work from contract to completion. I work from concept to contract.

Best for: an owner deciding whether to buy a site, close financing or sign a lease, or one holding a GC bid they aren't sure about.

What I need from you: site address and survey (if available), any drawings or a written program (building type, size, key equipment), your target budget, and any bids received.

  1. Conceptual estimate (if no bid exists): 15 to 25 line items by trade, split between site work and building, with cost per square foot and a low / expected / high range.
  2. Independent bid review (if bids exist): line-by-line review of up to 2 GC bids against the drawings, flagging missing scope, light allowances and exclusions.
  3. Risk and exclusions register: the top 10 cost risks, each with an estimated dollar range and likelihood.
  4. Go / no-go memo: 2 to 3 pages in plain English on what the project will likely cost, how that compares to your budget, and next steps.
  5. Walkthrough call: 60 minutes to review findings, plus one round of follow-up questions by email.

Best for: an owner with an architect under contract who wants the design to stay on budget as it develops.

What I need from you: schematic and design development drawings as issued, the geotechnical report, equipment vendor requirements, and your budget and schedule targets.

Everything in Tier 1, plus:

  1. Two milestone estimates at schematic design and design development: 40 to 80 line items each, with quantities, unit costs, an assumptions log, and a reconciliation of what changed and why.
  2. Value engineering log: 10 to 20 options, each with estimated savings, schedule effect and any trade-off.
  3. Constructability review: marked-up comments on the drawings, focused on what drives cost, schedule or change orders.
  4. Milestone schedule: 20 to 40 activities from design through turnover, including permitting and utility coordination.
  5. Long-lead item list: equipment and materials with current lead times and order-by dates.
  6. Market pricing checks on up to 5 key trades.
  7. Design meetings: up to 2, in person or virtual.

Best for: an owner who wants one experienced builder on their side from design through choosing a GC and signing the contract.

What I need from you: everything in Tier 2, plus construction documents, your preferred GC list (if any), and your contract form.

Everything in Tiers 1 and 2, plus:

  1. Construction-document estimate: 100 to 200 line items, the benchmark for evaluating GC bids.
  2. Bid package: bid form, scope narrative, instructions and schedule, so every GC prices the same job.
  3. GC prequalification: review of up to 5 general contractors with a recommended short list.
  4. Bid period support: answering GC questions and coordinating addenda with your architect.
  5. Bid leveling matrix: up to 4 GC bids adjusted to the same scope, with every exclusion and allowance priced.
  6. GC interviews: up to 3, with a question guide and scoring sheet.
  7. Award recommendation memo: which GC, at what adjusted price, and what to negotiate before signing.
  8. Contract business review: schedule of values, allowances, contingency, retainage, change order markups and schedule terms. Legal terms go to your attorney.
  9. Meetings: up to 6 with your design team, GCs or lender.

How your fee is set

Tier 1 is a flat fee. Tiers 2 and 3 are a percentage of estimated construction cost, adjusted for complexity, with a minimum. Example: a $2M project is about $12,000 for Tier 2 and $30,000 for Tier 3.

TierStandardAdjusted for complexityMinimum
1: Budget Check$3,500 flatUp to $7,500 for ground-up with no drawings, complex sites, or two bids reviewed$3,500
2: Design-Phase Precon0.6% of construction cost0.4% for repeat prototypes; 0.8% for complex sites or many trades$10,000
3: Full Precon1.2% of construction cost0.8% for simple projects; 1.5% for complex ones$30,000

How accurate is each estimate?

An estimate is only as precise as the drawings behind it. These are opinions of probable cost, not guarantees of bid results.
